@ Charita & Chuck -  So true... there are so many things we bring to the table. I have an extensive list that I put in my monthly FTHB Seminar packets and give out at buyer consults. Trying to keep it short here - I typically try to keep my lists on posts to 20 items or less.

About Member Only... My posts typically start off as member only because I like to come back and read them again (with a fresh set of eyes), maybe add a photo and sometimes tweak them before I release them to the public. This is especially true when I post at night, that is, when I have only one eye open (LOL).

I like the clarity in your post.  It answers the basics...although some buyers still think they can go it alone.  but, many eventually come back to the Realtor, after they have encountered problems.

When conducting my FTHB Seminars, I find that many first time home buyers don't understand how an agent gets paid, more specifically how do I "the Buyer" pay the agent? Do I or the seller pay the agent?, etc.

I usually go over this and explain, "In most cases, the commission is paid by the seller. However, it can be negotiated any number of ways, and that includes the possibility that the buyer could end up paying some or all of the sales commission. Commission should be discussed, understood & negotiated upfront, before signing Buyer Agency Agreement."

I find that once FTHB buyers are educated in this area, they are quick to get their own representation.

I believe that dealing with real estate market requires special knowledge and since the real estate agents are trained professionals, it will be a good choice of home buyers can opt for their services. Selling and buying of homes involve many legal procedures and it is not always possible for an ordinary person to know about these legal terms and their importance. A real estate agent is not only well equipped to handle laws on behalf of the clients, but can also make the buyers understand what they are getting into.
