Use the Education Nation Scorecard, a new tool introduced at the Education Nation Summit held in New York this week. This scoreboard helps parents understand critical information about their child's local school and how it measures up compared to other schools in the district, state and country.

Use the Education Nation Scorecard to compare schools in your neighborhood, as well as schools in other areas. Also, the scoreboard allows you to compare school performance to federal test scores, which occasionally brings attention to the differences between state standards (which are different in each state) and the National Assessment of Educational Progress - NAEP (national test) standards.

Congratulations! You have decided to buy your first home. You have been preapproved. And, you may have already selected your real estate agent. Now What? Are you wondering what your responsibilities are in the transaction? Well, you have a vital role to play! A successful real estate transaction involves cooperation from everyone involved with the sale.

The buyer's responsibilities in the transaction:

01 | Get preapproved and secure financing

02 | Choose right agent and other key players (e.g., attorney, home inspector, other inspectors and testers, etc.)

03 | Cleary communicate what you're looking for and cooperate with your agent

04 | Choose neighborhood and house

05 | Investigate and inspect the property 

06 | Review the Seller's Property Disclosure and read all documents carefully

3 Packing Tips to Get You Moving

3 Packing Tips to Get You Moving

Packing can be stressful and overwhelming. It is one of those dreaded but necessary chores of moving. It can be especially daunting when we realize how much stuff we've accumulated over time and how long it is going to take to pack all of our belongings. But packing can be a manageable task and a stress-free experience if we start early and have a plan.

Here are three (3) tips to get you packed and ready to go: 

1 | Give Yourself at Least 6 Weeks to Pack. Allow enough time (at least 6 weeks) and pack a few boxes each day. Take stock of your items and obtain plenty of boxes from a moving company or collect sturdy boxes from local stores, like supermarkets. Also, consider investing in specialty boxes, such as wardrobe and mirror/painting cartons. Also, make sure you have marking pens, packing peanuts or bubble wrap, strong 2-inch wide packing tape, unprinted newspaper and leak proof containers or plastic bags (for liquids and small odds and ends).

2Have a Plan. Plan out how you will pack up your belongings. Decide what needs to be packed first such as seldom used and out-of-season items. Then work your way up to everyday items, like dishes. It's also a good idea to pack one room at a time. Keep box weights to a maximum of 50 pounds and pack heavier items on the bottom. Clearly mark on each box the contents and the room it will go in at your new residence. For fragile items, clearly mark "fragile" on the box and a directional arrow to indicate the correct upright position. Decide what you will need to access as soon as you arrive at your destination. Write "Open First" on these boxes and load them onto the truck last or put them in your car. Also, pack a box with essentials for your first few nights, such as prescription medicine, toiletries, a telephone, clothing, towels, toilet paper, and bed linen.

3 | Protect Your Stuff. You'll want to make sure that your belongings get to their destination in one piece. Here are some packing techniques to help avoid damage: 

Artwork and Mirrors - Wrap all pieces individually with bubble wrap or cardboard. For artwork framed behind glass or mirrors, tape an "X" across the mirror to keep pieces in places in case it should break. Place each piece in its own flat, fitted box and fill in any space with crumpled newspaper.

Computers - Before packing your computer, back up your data on either an online service or a portable hard drive. If possible, pack the computer in its original boxes and packaging. If you no longer have them, use a box with shock resistant insulation or create padding at the bottom and all around the sides. If you will be using packing peanuts, wrap the computer in a plastic bag so the peanuts won't get inside and damage the computer. Place the CPU in the center of the box with the motherboard side lying flat on the bottom. Protect the top with more padding. Make sure the computer is a tight-fit in the box. Use this technique for your monitor and printer. Don't forget to remove the print cartridge and paper from the printer. This same procedure can be used with other electronics.

Furniture - Have large plastic bags or shrink wrap on hand to protect furniture. Use rags, blankets, comforters and towels for padding.

Glasses and Stemware - Stuff a bit of paper inside a glass, wrap the stem, and then wrap each piece individually. Place glasses face down on a 3- to 4-inch cushion of crumpled newspaper. Top off the box with 2 to 3 inches of crumpled paper.

Plates - Create a 3- to 4-inch cushion of crumpled paper in a sturdy box or dish pack. Wrap up to four plates at a time by taking two sheets of newspaper, place a plate slightly off center, fold paper over the plate, then stack a plate on top of the covered plate. Fold paper back over the second plate and repeat this process until four plates are wrapped. Now wrap the bundle and place it on end in the box. Continue to fill the box with bundled plates, and then top it with 2 to 3 inches of crumpled paper.

The New Twitter.com

The New Twitter.com

In an effort to provide a faster, richer user experience, Twitter introduced its new redesign of Twitter.com on September 14, 2010 to allow users to get more information related to the author or subject of a tweet without leaving the site.

For now, Twitter is rolling out the new design to a select group of users over the next several weeks as a preview to allow these users to become familiar with the new twitter.com. For the rest of use, we will have to wait. According to Twitter's YouTube Video, "The new Twitter.com is coming soon to all users!"

15th ANNUAL COMMUNITY SERVICE DAY 2010 (Fox & Roach Charities)

Fox & Roach CharitiesFox & Roach Charities, the charitable arm of Prudential Fox & Roach, REALTORS®, has designated Thursday, October 7, 2010 as Community Service Day.  Each year the company has a Community Service Day where we close our offices for one day, enabling hundreds of Prudential Fox & Roach and Trident sales associates and employees to go into their communities to lend a helping hand.

My office, the Greenville Home Marketing Center, has nearly 100 real estate professionals and this year many of us will be lending a helping hand to the Friendship House, a non-profit organization who is "... committed to making a difference in the lives of homeless people of New Castle County, Delaware." We will be assisting Friendship House with sorting and folding donated clothing at the Clothing Bank of Delaware. We will also help out with yard clean up, tree trimming, painting of exterior rails, etc. at the Ashford, Patterson and Mark Palmer Houses - transitional housing for women.

A small contribution can make a big difference! I'm looking forward to participating! Check back here for updates and photos of the day's events!

DSHA Update September 2010 - 3.99% Rate Historic Low (Delaware First Time Home Buyers Program)

Delaware State Housing Authority (DSHA) has reduced first-time buyer rate to 3.99% - a historically low rate. The low interest rate for the First-Time Homebuyers Program on a 30-year mortgage with zero points can be combined with a deferred second mortgage up to $10,000 for down payment and/or closing cost assistance through DSHA's Second Mortgage Assistance Loan (SMAL).

The Delaware First Time Home Buyers Program offers two types of mortgages: the low-rate option and the assisted loan option with a slightly higher interest rate, which gives the borrower a grant equal to 2% of the mortgage amount. All mortgages are for 30 years, with a fixed interest rate. For the purpose of this program, a first-time homebuyer is defined as one who has not owned a principal residence within the past three years.

Qualified buyers can use the Second Mortgage Assistance Loan (SMAL) program for down payment and closing cost assistance in conjunction with the Delaware First Time Home Buyers Program, making it possible for the buyers to purchase with little to no money out of pocket.
