Economic Recovery: A Real Recovery or Mirage? (Northern Delaware Real Estate DE)

 

The news on the U.S. economic recovery appears to be getting better: consumer confidence is up, unemployment rate is down, employment in healthcare and manufacturing sectors are growing, and the stock market appears relatively stable. But, with so many conflicting headlines, it is hard to know what is real. Is this a real recovery or a mirage? What about Real Estate? One day, sales are up, while the next day, prices are down. Is the housing market coming back to life?

 

In our marketplace, the housing market is showing signs of a recovery: housing prices have stabilized and pending sales have grown at a positive rate each month since April 2011. And through March 2012, the number of pending sales is approximately 20% over what they were in 2011.

 

According to the Spring/Summer 2012 issue of The Chairman's Report (A Message from Larry Flick, Chairman and CEO of Prudential Fox & Roach REALTORS®:

 

The good news keeps getting better, and the signs are very real — our country’s economic recovery is not a mirage that will disappear before our eyes. Our economy has strengthened and our real estate market is heating up. Because the key indicators have changed gradually over an expanded period of time, it hasn’t always been clear that we were headed in the right direction. DSHA Update August 15, 2011 - Rate Change (Delaware First Time Home Buyers Program)

DSHA has reduced the interest rates under its Delaware First Time Home Buyers Program (SFMRB). The SFMRB program offers 30-year mortgages with a fixed interest rate to first-time homebuyers, i.e., buyers who have not owned a principal residence within the past three years.

Current interest rates, 30 year fixed-rate mortgage (As of this post, Rates Subject to Change): 

  • 3.5% (formerly 4.25%) - New, Existing or 203K Acquisition/Rehab Homes Loans (without SMAL)
  • 4.5% (formerly 4.875%) - New, Existing or 203K Acquisition/Rehab Homes Loans (with SMAL)

Qualified buyers can also use the Second Mortgage Assistance Loan (SMAL) program for down payment and closing cost assistance up to $10,000 in conjunction with the Delaware First Time Home Buyers Program, making it possible for the buyers to purchase with little to no money out of pocket.
